How do I calculate remaining debt after a 10-year fixed rate?
Enter loan (purchase price minus equity), nominal rate, initial repayment and 10 years fixed rate. The calculator shows remaining debt at the end of the fixed period.
How is the monthly annuity payment calculated?
Many German banks use: payment = loan × (Sollzins + initial Tilgung) / 100 / 12. Example: €360,000 at 3.5% + 2% ≈ €1,650 / month.
What is initial repayment (anfängliche Tilgung)?
The percentage of the loan you repay in the first year on top of interest. Higher Tilgung means faster payoff and a higher monthly rate.
What is remaining debt after the fixed-rate period?
The outstanding loan balance when the fixed-rate period ends (e.g. 10 years). You often refinance afterward.
Is this a binding bank offer?
No. It is a private estimate without commitment fees, special repayments, or custom terms. Your bank provides official figures.
Note: Simplified annuity math without closing costs, subsidies, or special repayments. Not financial advice.
