Most banks quote EMI on a reducing-balance (amortizing) schedule. Monthly rate r is annualRate ÷ 12 ÷ 100, and n is years × 12:
Total payment = EMI × n
Total interest = Total payment − P
Worked example: $250,000 · 8.5% · 20 years
r = 8.5 ÷ 12 ÷ 100 ≈ 0.007083; n = 240. EMI ≈ $2,169.23. Total payment ≈ $520,615; total interest ≈ $270,615. Early months are interest-heavy; later months pay down principal faster — that is amortization at work.
Reducing Balance vs Flat Rate
